My real estate journey started in 2005 when I started as a Realtor working downtown West Palm Beach new condo rises.  When Lehman Brothers fell (Mid 2008) the market took a drastic turn.  There was no conventional financing for a year or so in fact that day of Lehman Brothers all deals nation wide that had financing fell apart, all the banks stop lending.  I kinda smell there was not gonna be any sales for a year, so I took a job at Home Depot (over 10 years) Delray beach FL and kept my Real Estate license. Everything was foreclosure then, so I started partnering with attorneys to help clients of mine face foreclosure cases and defend them,  That led me to understand the court process from beginning until the Public Auction happens, while Home Depot led me to know pricing for materials and connect with any tradesman as well as landlords / owners / real estate investors.  This was a great combination now that I look back.   I started following price of properties for sale but I noticed that those same properties or similars were selling at those public auctions for half the price %50%. While most people were scared, I saw opportunity because houses started selling again in late 2009.

My first Win on the courthouse steps during the foreclosure crisis was in Sept- 2010, then I started connecting willing and able buyers with public auction properties for a fee $$$$.  That went well, eventually I raised the $$$$$ to bid for myself and win a property to either rent or flip.  Then in 2014 I noticed the big Wall Street funds (Invite Homes, Starwood) and hedge funds (Blackstone Group, American Homes for Rent)  showing up with blank checks at public auctions buying properties outbidding us the locals i some cases.  It reduced the volume of real estate we could buy, thats when I started reaching to other counties public auctions. This continued for some years.   At some point we were flipping 7 properties a year while also buying for investors, all at the public auction. As I got better (and the deals got sweeter), I started keeping the gems — properties that cash-flow like good return and location is prime.  


Fast-forward to 2025: we partner with Reel Bonds  and  finally built the exact course I wish existed back in 2009 on how to find these auctions, Do a Title Search and place your bid.
